ELECTRICAL - We inspect the electrical line coming into the house, the main disconnect, and determine the rating of the service amperage. We inspect and report any identified problems with panels, breakers and fuses, the conductor material, the service grounding and bonding, switches, receptacles, light fixtures, AFCI and GFCI receptacles and breakers, and smoke and carbon monoxide detectors
PLUMBING - We locate the main exterior and interior water shutoff. We inspect and run all accessible plumbing components such as water supply piping, manifolds, drain piping, sinks, drains, bath tubs, showers, and toilets; noting any leaks, low pressure, clogged drains, or loose fixtures. We point out any visible fuel storage systems and sump pumps. We also inspect any visible gas related plumbing and will identify the location of the main gas valve.
HEATING & COOLING - We inspect the heating system and describe the energy source and heating method, using normal operating controls and report any identified problem or malfunctions. We inspect the central cooling equipment using normal operating controls and report on cooling systems that do not function as intended. We report on the age of the appliances and overall condition.
GROUNDS & DRAINAGE - The grounds are inspected for proper grading and drainage away from the house. Any soil in contact with building components other that the foundation will be called out. Vegetation in contact or close proximity to the structure will be identified. Driveways, walkways, fences, and gates are inspected with defects being noted.
FOUNDATION & STRUCTURE - All visible foundation walls are inspected, and any cracks, settling, water filtration, or other problems are identified. We inspect visible structural components such as rafters, joists, trusses, beams, and framing members with any cuts, notches, holes, or other problem deemed to present a structural compromise or safety concern, being noted.
EXTERIOR - The exterior of the home will be inspected, including the siding, flashing, soffit, fascia, window panes, window frames, doors, door frames, lock-sets, stairs, steps, railings, and decks, porches, patios, and balconies. Painted surfaces and caulk are checked to help assure proper moisture resistance.
ATTIC & VENTILATION - The attic space will be inspected and the type and efficiency of the ventilation will be evaluated. The type of insulation will be identified and a depth measurement will allow for an opinion of its effectiveness to be given. The visible structural framing members will be evaluated and any problems noted.
MOLD - Unchecked mold can damage the structure of a home and can cause health problems, including nasal and throat irritation, coughing or wheezing, and eye or skin irritation. They may also lead to serious lung infections. Throughout the inspection, the inspector will call out any possible mold growth when found. When requested, we will conduct air, or tape lift sampling to confirm the presence of mold.
METHAMPHETAMINE - Both the use and production of Methamphetamine can produce high levels of contamination in a house. Exposure to these chemicals may cause symptoms including nose and throat irritation, breathing difficulties, dizziness, nausea, vomiting, and confusion. When requested, meth test wipes will be used to inspect for the presence of Methamphetamine residue.
RADON - One out of every 15 homes has unsafe indoor radon levels. Radon is a naturally occurring, radioactive gas produced by the deterioration of elements found within the soil. Prolonged exposure to high levels of radon can lead to lung cancer. When requested, we will take air samples to determine the presence and level of radon contamination inside of the house.
